There are numerous high quality eateries & restaurants nearby, along with deli's, bars, cafes and just a short stroll to Brighton station with Brighton City Centre itself just a 5 to 10 minute walk away.

Arranged over 3 levels, this Superb stylish yet quirky 4 bedroom Brighton Holiday apartment sleeps up to a maximum of 10 guests. It has a fantastic open plan kitchen living dining space with top of the range fixtures & fittings.

Exposed brick walls blend with the eclectic, up-cycled, reclaimed & imported american vintage paraphernalia along with carefully selected UK sourced vintage pieces . All presented alongside the state of the art newly fitted kitchen.

Here is some information to help your stay run smoothly please do read as this will safeguard your group from security deposit retention's and help avoid misunderstandings! 

NB Google Maps doesn't give the accurate property location The apartment is located near the junction of Compton Avenue and Dyke road ( see directions below) 

Feel free to circulate this information amongst your group however only the one designated / lead guest should communicate with the property manager!

Please contact Laurence in writing by email, in the first instance, informing him of your estimated time of arrival. Please also inform him of your required sleeping arrangements in the bedrooms & to make your key collection & arrival arrangements.

You can also call or text Laurence on 07802408317. Your agreed arrival time will be your ALLOCATED TIME SLOT. Please call a half hour before arrival to inform him of your progress and your estimated time of arrival, so that Laurence can meet you on time.

Failure to communicate about your ARRIVAL TIME may cause delays and/or additional fees!

Check in is free between 3pm and 6pm *Later check ins may incur additional check in /meet and greet fees.


Please let us/ Laurence know, in advance, if you would like an early check in or  late check out,. We need prior notice to adjust cleaning rotas/ staff/ availability calendars. If cleaners arrive and you have not departed at the arranged time you may be charged. If there is an outgoing group or in coming group on the day we can not adjust the times as the interim time is needed to clean and prepare the property for incoming guests.


LOST KEYS cause a significant security risk : locks may need to be changed and an entire new set of keys cut so it is VERY IMPORTANT that the same number of keys are left at the property.

You may be charged for locksmith call out fees, lock replacement and / or a complete new sets of keys. So please ensure the SAME number of keys are left at the property on departure!!


There is a black welcome folder waiting for you at the property with arrival, departure, fire safety and complaints procedures. The pack contains useful information such as Wi Fi codes, and local contact / emergency telephone numbers.


Parkers Pad is a 4 bedroom apartment sleeping 8 comfortably and up to 10 maximum


BEDROOM 1 SLEEPS 3 with standard double & single bed withEN-SUITE SHOWER enclosure with single shower cubicle, WC and wash basin. ( this is a macerator toilet: please do NOT put baby or wet wipes / tampons/ sanitary towels etc in the loo the result will be uinpleasant!)

BEDROOM 2 has a double bed ( SLEEPS 2) there's also a portable fold out chair bed if you want to spread out!

BEDROOM 4 ( SLEEPS 3) has triple bunk bed with double under & single over

FAMILY BATHROOM with bath, wash basin, WC and 'wet room' shower area with rainfall shower within the bathroom.

There isn't a dedicated allocated parking space with the apartment.

As in any city, parking is at a premium in Brighton. Please always read the signs and be careful where you park!

You can park for £1 an hour for a maximum of 2 hours immediately outside the apartment ( no return within 4 hours) or why not park a bit further out to keep parking costs to a minimum? Free parking is about a 10 to 15 minute walk away Laurence can show you where you can park for free and give you a lift back. ( average cost of a Taxi fare for a 4 seater or 8 seater Taxi is about £6 around Brighton )

NB The apartment is located at the junction of Compton Avenue and Dyke road and not in the location shown on Airbnb, Homeaway or Google Maps .

For directions to the property, just type the postcode into Google maps and also your starting point / post code / address and follow the directions.Head for Compton Road junction with Dyke road. the entrance is between Parker Bathrooms and Parker Fireplaces via a vintage shop front into a foyer.


Everything you need can be found in the Seven Dials: ATM's, Shops, restaurants, takeaways, cafes & pharmacies. Just head south to find the promenade and beach!


Buses run every 5 to 10 minutes. There are night buses till the early hours Thursday/Friday/Saturday check times and more information here:

Local taxis are available 24/7 & from Brighton Station. 01273 20 20 20 or 205 205. there is a taxi rank at the Seven Dials 

LOCAL INFORMATION / PLAN YOUR VISIT /ACTIVITIES is a great start for planning your visit to Brighton & ideas on what to do in the city.


  • Please don’t put any baby wipes or wet wipes in the toilet. ( causes blockages)
  • Please don’t smoke inside the property or near the doors as the smoke detection system is extremely sensitive _
  • Please don’t use the towels to mop-up spillages or remove make-up
  • Please take care to avoid cosmetic products, such as fake tan, staining the beds and linen
  • Please use the large black communal bins located at the kerbside provided by Brighton and Hove City Council to DISPOSE OF ALL RUBBISH AND FOOD prior to your final departure, the cleaning team will charge for the removal of rubbish and food waste to your deposit.
  • Please dont use bluetac/ sellotape/ drawing pins to attach decorations as it damages the decor over time. Please dont decorate the house externally Self standing balloons and banners ( internally ) with fabric hooks are best
  • Please dont use glitter or similar as it is almost to eradicate !!


When leaving please make sure

  • All windows and doors are securely shut/ locked, PLEASE PHYSICALLY CHECK DOORS & WINDOWS.
  • SAME NUMBER OF keys have been left inside the property,
  • Rubbish has been bagged up & preferably taken to the outside on street communal bins,
  • All washing up is completed and put away
  • Dishwasher is empty.
  • RUBBISH: Please ensure all rubbish is disposed of & put in the green wheelie bins or the black communal dustbins on the roadside on departure. (you may be charged for excessive rubbish disposal)
  • NOISE: Please respect the neighbours and keep any noise especially late night noise to a minimum. Complaints from neighbours could result in a charge on your security deposit.
  • PLEASE LEAVE the property as you found it. If additional cleaning is required, KeyStay will be informed, this also relates to damaged items.

    Great quirky apartment. Spotlessly clean and warm. About 5 min taxi to seafront with a great pub right across the road. Small supermarket on the next corner, off license, restaurants etc all very close. Great location.

    An apartment full of treasures!

    A great, quirky little place filled with everything you can need and more. The apartment itself is full of treasures that the host Lawrence has collected over the year which made a great talking point and definitely made the place memorable! Lawrence himself was a great host, as well as showing us around the apartment he offered tips on where to eat (and NOT) and go during our stay. He was always on the end of the phone if we needed him.

    Parker’s Pad is wonderful

    Parker’s Pad is wonderful - it’s in a fantastic location near to the centre of Brighton but far enough away that you’re not in the thick of everything (particularly on Pride weekend when we went). The apartment is extremely comfortable and clean with great amenities. Everyone I dealt with was lovely and extremely responsive, it was an absolute pleasure to deal with them.

    Fantastic flat- perfect location and amazing decor

    Laurence welcomed us and showed us round the flat, even showing us where to park for free and giving a lift back to the flat. Great hospitality, very clean. All basics provided (tea, coffee, milk etc) with a well equipped kitchen and even fresh flowers when we arrived. Local cafes, pubs and supermarket on same street and very easy walk to the sea front to see all Brighton has to offer. We stayed as a party of 9 for a Hen do and it was very comfortable stay for all. Thank you - we would highly recommend this flat
